Welcome to YINM Luxury Apartment. By making a reservation and staying with us, you agree to the following terms and conditions. Please read them carefully.

1. Reservations & Check-In

Booking: Reservations can be made via our website, phone, email, or through authorized booking platforms (e.g., Booking.com, Expedia). A valid credit/debit card or advance payment may be required to secure your booking.

Check-In Time: Standard check-in time is from 2:00 PM onwards. Early check-in is subject to room availability and may incur an additional charge.

Identification: Guests must provide a valid government-issued photo ID (passport for international guests) upon check-in. A registration form as per local law must be completed.

2. Payment

Rates: All rates are quoted in Ethiopian Birr (ETB) and are subject to 15% Value Added Tax (VAT) as per Ethiopian law. Rates are subject to change without notice but are guaranteed upon confirmation of your reservation.

Payment Methods: We accept cash (ETB) and major credit/debit cards. Payment for all incidental expenses (e.g., minibar, laundry) is due upon checkout.

Security Deposit: A refundable security deposit may be required upon check-in to cover any incidental damages or extras. This will be refunded after a room inspection at checkout, provided no damages are found.

3. Cancellation & No-Show Policy

Standard Policy: Cancellations must be made at least 48 hours prior to the scheduled arrival date for a full refund.

Late Cancellation/No-Show: Cancellations made within 48 hours of arrival, or a no-show, will result in a charge equivalent to the first night of your stay.

Non-Refundable Rates: Some special offer rates may be non-refundable. This will be clearly stated at the time of booking.

4. Check-Out

Check-Out Time: Standard check-out time is by 11:00 AM. Late check-out is subject to availability and may incur an additional charge.

Room Inspection: The room will be inspected by staff at check-out before the security deposit is released.

5. Guest Responsibilities & House Rules

Quiet Hours: Please respect other guests by observing quiet hours between 10:00 PM and 7:00 AM.

Smoking Policy: Yinm Guest House is a non-smoking establishment. Smoking is strictly prohibited in all rooms and indoor common areas. A significant cleaning fee (minimum of 1000 ETB) will be charged for violation of this policy.

Visitors: For security reasons, non-registered guests are not permitted in guest rooms after 9:00 PM. All visitors must be announced at the reception.

Property Damage: Guests are liable for any damage to guest house property caused by themselves or their visitors. The cost of repair or replacement will be charged to the guest.

Lost Key: A fee will be charged for lost or non-returned room keys.

Prohibited Items: The use of illegal drugs, flammable materials, or weapons on the premises is strictly forbidden.

6. Liability

Valuables: Yinm Guest House provides a safety deposit box in each room. The management is not responsible for the loss of money, jewelry, or other valuables left unattended in the room.

Guest Property: The Apartment is not liable for any damage, loss, or theft of guest property. Guests are advised to ensure their travel insurance covers personal belongings.

Personal Injury: The management shall not be held responsible for any personal injury, accident, or illness occurring on the premises, except where proven to be caused by the gross negligence of the guest house.

7. General Policies

Pets: Pets are generally not allowed. Please contact us in advance for prior approval, which may be granted under specific conditions.

Children: Children are welcome. Children under a certain age (e.g., 5 years) may stay for free when using existing bedding. Please inquire about extra beds or cribs.

Force Majeure: Yinm Guest House shall not be in breach of this agreement nor liable for any failure or delay in performing its obligations due to events beyond its reasonable control (e.g., natural disasters, war, civil unrest, government actions, power outages).

8. Governing Law

These terms and conditions are governed by the laws of the Federal Democratic Republic of Ethiopia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Addis Ababa.
